1. LEASED PREMISES. The Landlord rents to the Tenant, and the Tenant rents from the Landlord, the residential premises located at: _________________________________________________________ (the "Premises").

2. TERM. The term of this lease shall be for a period of ______ months, commencing on __________, 20____, and ending on __________, 20____.

3. RENT. The monthly rent for the Premises shall be $__________, payable in advance on the first day of each calendar month. Rent shall be paid to the Landlord at the address specified above or at such other place as the Landlord may designate in writing.

4. SECURITY DEPOSIT. Upon execution of this Agreement, Tenant shall deposit with Landlord the sum of $__________ as a security deposit. This deposit shall be held by Landlord as security for the faithful performance of Tenant's obligations. The deposit shall be returned, less any lawful deductions, within ______ days after the termination of the tenancy and delivery of possession.

5. UTILITIES. Tenant shall be responsible for the payment of all utilities and services, including but not limited to: electricity, gas, water, trash, internet, and cable.

6. USE OF PREMISES. The Premises shall be used exclusively as a private residence. Tenant shall comply with all laws, ordinances, and rules affecting the Premises.

7. MAINTENANCE AND REPAIRS. Tenant shall maintain the Premises in a clean and sanitary condition. Landlord shall be responsible for repairs to the structure, plumbing, electrical systems, and major appliances, provided such damage is not due to Tenant's misuse or negligence.

8. ALTERATIONS. Tenant shall not make any alterations, additions, or improvements to the Premises without the prior written consent of the Landlord.

9. ENTRY BY LANDLORD. Landlord may enter the Premises at reasonable times with reasonable notice for purposes of inspection, repair, or showing the unit to prospective tenants or buyers.

10. DEFAULT. If Tenant fails to pay rent or breaches any term of this Agreement, Landlord may terminate the tenancy in accordance with applicable law.

11. PETS. No pets shall be allowed on the Premises without the prior written consent of the Landlord.

12. SUBLETTING AND ASSIGNMENT. Tenant shall not sublet the Premises or assign this Agreement without the prior written consent of the Landlord.

13. INSURANCE. Landlord is not responsible for Tenant's personal property. Tenant is encouraged to obtain renter's insurance.

14. GOVERNING LAW. This Agreement shall be governed by the laws of the State of _________________.

15. ENTIRE AGREEMENT. This document constitutes the entire agreement between the parties.
